Sandip Patnaik

Sandip Patnaik is Managing Director, Hyderabad for Jones Lang LaSalle and oversees the firm’s business in Telangana & Andhra Pradesh. Sandip’s primary responsibility is representing the interests of clients in both states by addressing all service-related issues and assisting them to counter strategic and operational challenges. Sandip is responsible for the overall establishment, direction, and growth of the business. He leads a team of dedicated real estate professionals catering to commercial, retail, residential, Investment & Industrial. These professionals include transaction management experts and analysts. He is part of the India Leadership Council of JLL (consists of 25 senior members of the firm in India) and is part of the core team which manages 8500 employees in JLL India and has been responsible for making JLL the largest real estate advisory firm in India. Sandip is one of the youngest MD’s within JLL.

Sandip has Profit & Loss responsibility for the Office, Retail, Residential, Industrial, and the Capital Markets businesses for the region where JLL is the market leader in terms of market share, revenues, number of transactions, profitability, and team size for all the business lines. JLL Hyderabad’s revenue is 30% more than all the other competitors put together.

Experience

Sandip has overall 16+ years of experience out of which 11+ years in the real estate sector. He has been with Jones Lang LaSalle since 2005. He has worked across diverse asset classes such as office, retail, land, residential, warehousing, and industrial advising many domestic and multinational owners, occupiers and investors. Before taking over as the Managing Director for Hyderabad in January 2012, Sandip used to head the Corporate Leasing business for JLL Hyderabad for 7 years from 2005 till 2011 December. Sandip and his team have leased more than 10 Million SFT of office space. Some of the key corporate clients Sandip has handled are Novartis, CSC, Amazon, United Health Group, Bank OF America, Accenture, Cognizant, Unisys, KPMG, E&Y. He plays a pivotal role in strategizing end-to-end real estate solutions for key corporate occupiers and developers including advice on leasing, renegotiations, sale/purchase, sub-leasing & sale, and lease-back

Sandip has advised many fortune 500 companies and is regarded as one of the pioneers of professional real estate advisory services in Hyderabad. He has transacted the biggest non- mandated leasing deal in the history of Hyderabad to the tune of 1.15 Million SFT for “Novartis.” He also has the credit of transacting the biggest Joint venture in Hyderabad between Canada based fund named “Brookfield “ and a Local Real estate player called “Incor “

Sandip brings the benefit of his rich exposure to varied aspects of business practices, investment strategies, and real estate operations to Jones Lang LaSalle. He has been instrumental in developing and implementing several innovative concepts that have minimized risk for clients and added value to their real estate portfolios. Sandip has broad-based, practical, hands-on, professional expertise in development advisory, concept planning, site acquisitions, disposals, transaction structuring, investment advisory, leasing, marketing, operations, business development, valuations, financial analysis, and research in the real estate sector. Sandip has also been involved in business location advisory assignments for many large IT and BPO majors and development advisory, highest & best use, entry strategy, joint venture structuring, marketing strategy & feasibility studies. Sandip has started his Angel Investment journey last year with 2 investments, out of which in one start-up he is Co-Investor with VC firm IDG. Tiger Global is now investing in the same firm.
